    We’ve built StaysAlert because we operate short-stay accommodation ourselves.

    And we’re now looking for a small number of professional serviced-accommodation and holiday-let operators to put it through its paces on real properties.

    We’re particularly interested in independent operators managing around 10–50 properties.

    You probably already use a PMS. You may well use dynamic pricing. You know your market, watch occupancy closely and regularly adjust rates or minimum stays yourself.

    That’s exactly who we’re looking for.

    StaysAlert does something slightly different.

    It looks ahead at your property and asks a simple question:

    For these dates and this guest party, what could a guest genuinely book instead?

    That means checking actual availability, stay restrictions and the final guest-facing price — rather than treating every nearby listing as meaningful competition or assuming an unavailable night has been booked.

    It then gives you two separate decisions:

    PRICE — RAISE / HOLD / REDUCE / REVIEW

    MINIMUM STAY — HOLD / CHANGE / REVIEW

    It doesn’t automatically change anything.

    The operator remains in control.

    Who would be ideal?

    We’d particularly like to hear from an operator who:

    • manages a genuine portfolio rather than one or two properties;
    • actively thinks about pricing and occupancy;
    • already understands that dynamic pricing isn’t the whole answer;
    • is prepared to let us examine one real property and its market;
    • will tell us plainly where StaysAlert is useful — and where it isn’t.

    One question every morning

    StaysAlert looks 30 days ahead across the properties you choose to monitor and answers:
    Does anything need changing today?

    Every property comes back in the same three windows:
    0–7 days · URGENT
    8–14 days · ACTIVE
    15–30 days · WATCH

    And with the same decisions:
    PRICE · RAISE / HOLD / REDUCE / REVIEW
    MINIMUM STAY · HOLD / CHANGE / REVIEW

    The numbers change. The format doesn’t.

    What could your guest genuinely book instead?

    StaysAlert doesn’t treat an advertised nightly rate as market evidence. It compares the same dates, same guest party and same stay, checking actual bookability, minimum-stay rules, permitted check-in and check-out, and the final guest-facing price.

    If your guest couldn’t actually book it, it isn’t a price comparison.

    And we apply the same discipline to your own property. A base nightly rate isn’t compared with somebody else’s all-in guest price. Guest numbers and known stay charges have to be reconciled first.

    Mira’s first Daily Action

    Recently we put the production system to work on a real, anonymised Brighton holiday let. There were two empty nights approaching quickly: 29 September–1 October.

    The property was priced at £168/night. It would have been easy to decide to discount.

    Mira — the AI-assisted operational side of StaysAlert — checked the actual market instead. She established six genuinely bookable comparable stays for the same dates and guest party.

    Don’t panic-discount. The property was already almost exactly at the market median.

    Sometimes the smartest change is no change
